FIRST MEETING

A meeting with the Builder and Interior Designer

After we received back the questionnaire, we will invite you over to our office for
our first meeting. We know that our total understanding of your needs drives
smarter solutions. We want to find out exactly what you are looking for! You can
talk about your dream and/or wishes for your new to build home. We are
having a chat about your family and the way you would like to live in your
house. We will talk budget and also investigate the block and its position.

SECOND MEETING

First Sketches and Engagement Letter

After our first meeting we will send you a preliminary agreement which we
discussed beforehand, so we can prioritise your job and can give it all the
attention it deserves. This Service Contract is set out in 3 individual stages
depending on if you have existing plans or if you like to include Vivere’s Design
Service.

Please know that every stage can be stopped at any time.
Together, to chat about functionality, innovation, style, exteriors and interiors
and, will answer any questions you may have.
We work with a 3D CAD Drawing program for you to visualise your Home,
Kitchen, Bathroom etc.

DESIGN BRIEF

Develop the Design Brief.

Start of a personalised floorplan with taking your lifestyle, your hopes and
dreams, your budget, and your block of land in consideration.
From the 2D floorplan we continue with 3 D floor-planning and elevations.

OFFICAL PLANS

Preliminary- and working drawings by our design firm

Develop preliminary and working drawings for final presentation.
A soil testing report will be requested, and we will start surveying the block.
At this stage we will also be able to give you a budget- or ballpark figure and we
start the exciting “shopping” spree to be able to provide you with a detailed
Specifications list, working towards a fixed price Contract.

ENGINEERING

While we are waiting for the engineering plans to be completed, we will finalise
the selection of fittings and fixtures, along with a Colour- and Interior Scheme.
By now we have created all your kitchen- and bathroom plans so we can
minimise Provisional sums and are able to work with fixed quotations.

FIXED PRICE MASTER BUILDERS CONTRACT

Fixed price quotations

After acceptance of our specified quotation, we will make up a Fixed-Price
Master Builders Contract for all parties to sign.

In the next step we will be getting Plumbing- and Building Approval

BUILD COMMENCES

Construction on receipt of the building approval

We will commence construction ASAP.

As every one of our homes is a “one off”, the construction time varies,
dependent on the design and inclusions. However, a typical built time for a two-
story home of around 350 square meters is approximately six to eight months.
We will keep in touch with you all the time. Your builder is there to talk to, your
Interior Designer will take you on exciting shopping sprees or will invite you over
to show you the newest material samples on Wholesale Designer only
websites.

This building is a journey we take on together. We want you to be comfortable,
getting what you expect from us. Should you wish to make any changes; a
variation document will be raised and signed by both parties.
Progress payments will vary from project to project and are set out in your
contract.

PRACTICAL COMPLETION

Practical Completion.

Taking Possession- When all work is completed, you will be invited to inspect
your new home with us and do a ‘walk through’. When your home has reached
‘Practical Completion’ and our office has received all outstanding monies, you
will be presented with all necessary warranties, certificates and of course your
personal keys.

We include a twelve-month minor defects liability period, and six-and-a-half-
year structural warranty.
