Our New Home Building Process

Choosing a builder isn’t easy. Investing in building a new home may be one of your biggest decisions. Not one builder suits everyone so it is really important to find the builder that suits you and your family. A builder you can trust, that helps you through all stages of building or renovating your dream home.

FIRST MEETING

A free of charge meeting with the Builder and Interior Designer.

We know that our total understanding of your needs drives smarter solutions.

You can talk about your dream and/or wishes for you’re new to build home. We are having a chat about your family and the way you would like to live in your house. We will design/ build with your budget in mind. We will also investigate the block and its position.

SECOND MEETING

We invite you over to our place.

We, your Builder and Interior Designer will help you to create new or discuss your existing building plans.

We are there together to talk functionality, innovation, style, exteriors and interiors and answer any questions you may have. We work with a 3D CAD Drawing program for you to visualise your Home, Kitchen, Bathroom etc.

DESIGN BRIEF

Develop the Design Brief.

Develop the Design brief and Project proposal. Provide quotations providing a project proposal with specifications. If you feel confident and excited, we will go further with the building process and look further into Site Investigation & Concept Design.

SITE VISITS & CONCEPT DESIGN

Site Investigation & Concept Design.

  • Order soil tests and surveys. 
  • Get council and authority reports.
  • Finalise Structural engineering & energy ratings.
  • Develop an initial concept design.

DEVELOP DESIGN

Develop Design.

Develop final Plans, Specification and Draft-Contract for final presentation. Provide siting and site works analysis and a detailed Specifications list. We will also develop a

Fixed-Price Master Builders Contract.

FINALISING PLANS

Finalising Interior Specification/Plans.

Finalise Selection of fittings and fixtures, along with Colour scheme and Interiors.

There were Provisional sum items are in the contract, work with your Interior Designer to create full Interior Design Drawings (kitchen, bathrooms, etc.)

BUILD COMMENCES

Construction On receipt of the building approval

We will commence construction ASAP. As every one of our homes is a “one off”, the construction time varies, dependent on the design and inclusions. However, a typical built time for a two-story home of between 350 to 450 square meters is approximately six to eight months.

We will keep in touch with you all the time. Your builder is there to talk to, your Interior Designer will take you on exciting shopping sprees or will invite you over to show you the newest material samples on Wholesale Designer only websites.

This building is a journey we take on together. We want you to be comfortable, getting what you expect from us. Should you wish to make any changes; a variation document will be raised and signed by both parties.

Progress payments will vary from project to project. A typical project might have the following stages: Base stage, Frame stage, Lock up stage, Fixing stage and Final claim on completion.

PRACTICAL COMPLETION

Practical Completion.

Taking Possession- When all work is completed you will be invited to inspect your new home with us and do a ‘walk through’. When your home has reached ‘Practical Completion’ and our office has received all outstanding monies, you will be presented with all necessary warranties, certificates and of course your personal keys.

We include a six months minor defects liability period, and six-and-a-half-year structural warranty.

We understand that it is important for you to know and trust the builder that you decide to work with - what better way to start than to view some of the recent builds, renovations and interior design work.

The clients brief was really open, but it had to be built within a tight budget. (First home-owners)

Modern, different and contemporary. Fresh, spacious and needs to have 4 bedrooms for resale value but they would like to have some rooms multi-functional for office space or media room.

CLIENT'S BRIEF

The client found it very imperative to have space, light, aspect and openness as the key features of their home. Bespoke Building Design captured this beautifully in this Design and Vivere’s expertise and attention to detail, crafted it to this extraordinary build. While the building process initially involved selecting a site with views of the sea however also providing an extensive and uninterrupted tree-scape, simplicity in design was also important.

CLIENT'S BRIEF

Located beachfront, the property instantly has that open and welcoming energy. However, the garage is not getting used and sits at the very front of the property. 

The client prefers the garage to be transformed into a new Master Bedroom with ensuite. Likes; light, bright and airy with a luxurious feel but keeping the cost to a certain budget.

The back veranda also requires some much-needed TLC.

CLIENT'S BRIEF

Creating a functional, easy to clean, open, stunning bathroom to capture the views of the ocean with a luxurious feel to it.

The wardrobe needs to have lots of space, where everything has its place and easy to access and overlook.
